We had the good fortune to list this home and help the Sellers move to their next home on the Cumberland Plateau.
The home had several upgrades and that combined with the strong market made for a quick sale.
Our biggest challenge was arriving at a price to market the home. In a Seller’s Market you need to arrive at a price that will 1) instill competition and 2) create a bidding war.
To find that price we Triangulate the value using three resources.
First: Our Crye-Leike provided local valuation tool.
Second: Our National Assoc. of Realtors Pricing Software
Third: Our own research based on the Market and comparable properties.
We call this our Seller’s Price Analysis
Using this system we arrived at a price of $205,000 that made our home a great buy for people in the $200,000-$225,000 range.
Our next challenge was getting the photos in a timely manner and making buyers aware of all the advantages of this home and Location.
Because the home had a Strong Southern exposure we decided to shoot the home in two parts.
The back of the home we shot in early, early morning when it had the most natural light. The front of home we shot in late afternoon when the sun shoed off the front yard and trees.
To shoot the living room we removed all furniture and concentrated on the warm wood floors and soft colors.
The homeowners had done a great job of prepping the home for us.
I left the door open to allow extra light to enter the room. We didn’t want to use flash as the flash would have added shadow to the details and will make a room appear smaller than actual.
We placed about 25 pictures of the home up on Realtracs, the MLS and facebook.
The response was excellent, and w were able to answer many questions about the house for buyers so there was no need to show the home to buyers who were looking for something different.
The home went on the market in mid November, was under contract on the 22nd and closed 30 days later with conventional financing. the Buyers received $209,777.
